An AI property manager for small landlords

We are building a maintenance and notices assistant for small landlords and property managers. A working version runs today on demo data. It is not yet running for any real property, and there is no price and no release date.

What the working version does

  • Residents report a problem on a web form, or by text or email. Every route goes through the same intake.
  • Fixed keyword rules read each message first. They look for gas smells, fire or smoke, flooding, carbon monoxide, break-ins and medical emergencies, and for no heat in freezing weather, in English and basic Spanish. The resident is told to call 911 and staff are alerted.
  • Other requests go to the contractor set up for that kind of problem, and each request keeps a timeline.
  • Staff see the requests, emergencies, units, rent and lease renewals in one place, with an audit log.
  • It can send rent reminders, late notices and renewal reminders 90, 60 and 30 days before a lease ends. These are courtesy messages, not legal notices, and payments are not taken in the app.

About the AI in the name

The AI helper is optional and switched off, and no AI service is connected in this version. If it were switched on it could only raise how urgent a request is. It could never lower an urgency or remove an emergency, and the keyword rules always run first. The emergency detection you see in the tour does not use AI.

What it is not yet

  • Not running for a real property: the demo sends nothing, because its text and email adapters only write to a log.
  • No pricing, no sign-up and no release date.
  • Not a payment system, and not legal advice.

Fair housing

The import refuses spreadsheet columns that record who a person is (for example race, religion, disability or family status) instead of quietly storing them. A wording check flags discriminatory phrases in the settings. Both are safeguards, not legal review.

Meanwhile, we already build rental listing websites for small landlords.
